New Construction

To Build or Not to Build?

Building a new home can sometimes sound overwhelming. Partnering with a solid reputable builder and a knowledgeable real estate agent can help make every step of the building process a successful one.

Such questions as:

  • What do I select first? Location, subdivision, builder, or floor plan?
This depends. Jobs, need for schools, churches all add into the equation. Lifestyle can dictate the floor plan. Not every builder can build in any subdivision. Call me to review the subdivisions and builders available.
  • Should I buy first, or seller my present home first?
Bridge loan? Sometimes you must sell first in order to get the equity out of your home. Call me to review a seller cost sheet on your present property.
  • Will the builder be on time?
This is very important. You have a closing date, but can you count on it. Call me and let me show you the builder that will meet your contract closing date!
  • Financing? Does the buyer take out the construction loan or the builder?
You will need to meet and explore some financing opportunities with a lender. I will arrange an appointment with a local lender so you can decide which mortgage is best for you and your building process.
  • How long has the builder been in business?
You need to know that you have selected a reputable builder that stands behind his construction, call me and let's review who YOU should interview.
  • What does the builders warranty include?
Once your house is built, will you ever see your builder again if something goes wrong? Be sure you get a copy of the builder's warranty prior to construction.
